In 2025, Thailand's real estate market has changed: LTR, ESG, digitalization. REIC & Bank of Thailand data.

In 2025, Thailand’s real estate market remains attractive to investors, but the rules of the game have radically changed. If low prices and tourism were once key advantages, today success depends on ESG standards, LTR status, smart tech, and international demand.

According to the Real Estate Information Center (REIC), 28,400 units were sold in new projects in 2024. Total investment reached 92 billion THB (~2.6 billion USD). But the market structure is no longer the same.

Prices: Higher Than in CIS?

The claim that property in Thailand is 'much cheaper' than in CIS cities is outdated. Real prices:

  • Studio in Pattaya: from 2.8 million THB (~79,000 USD);
  • One-bedroom in Phuket: from 4.2 million THB (~119,000 USD);
  • Apartment in Kyiv: from 60,000 USD;
  • Unit in Minsk: from 55,000 USD.

Thailand is no longer a budget option — it competes with Western European prices.

Inflation & Baht Stability

The claim that 'there has been no inflation since 2008' is a myth. According to the Bank of Thailand:

  • Average inflation (2011–2023): 2.8% annually;
  • Inflation peak: 6.1% in 2022 (due to energy prices);
  • Baht exchange rate: fluctuated between 30 and 37 per 1 USD over the last decade.

The baht is stable by Asian standards, but not a 'safe-haven asset' like the Swiss franc.

Who Invests Today?

Russians and CIS citizens no longer dominate. New investors:

  • China: 34% — families, LTR residents;
  • Saudi Arabia, UAE: 22% — royal circles, business elites;
  • India, Singapore: 18% — tech moguls;
  • EU (Germany, France, Italy): 15% — retirees, digital nomads;
  • Russia & CIS: less than 4%.

Rental Yield: How Much Can You Earn?

Average yield — 5.5–6.8% annually at full occupancy. Best returns come from projects with:

  • Developer management: Mövenpick, Dusit, Sansiri;
  • TREES/LEED ESG certification;
  • Integration with LTR program.

10% is a marketing fantasy typical of the 2010s.

What Really Attracts Foreign Investment?

According to the BOI (Board of Investment), major companies from the EU, US, Japan, and South Korea invest in Thailand not in real estate, but in:

  • EV manufacturing: BYD, Toyota, Honda;
  • Logistics hubs: ports, terminals, Class A warehouses;
  • Technology & R&D: chips, AI, biotech;
  • Green energy: solar farms, hydrogen.

Residential real estate is just one part of the ecosystem, not its engine.

Outlook 2025–2030

Expected:

  • Growth of LTR residents to 500,000 nationwide;
  • Development of smart condos with AI and blockchain;
  • Launch of digital contracts and electronic registration;
  • Global recognition of Thailand as a hub for long-term living and investment.

"The market has matured," said REIC Director Somchai Phukkhanphan. "We’re no longer selling dreams. We’re building the future."
