Land and Houses Plc plans new malls in Korat and Nakhon Ratchasima. Commercial property expansion in Thai provinces gains momentum.

Thailand is expanding its retail infrastructure beyond the capital. It has been announced that developer Land and Houses Plc is preparing to launch new shopping malls in the cities of Korat (Nakhon Ratchasima) and Nakhon Ratchasima — two key hubs in Thailand’s northeastern Isaan region.

This was confirmed by the company’s Chairman, Anan Asavabhokin, who emphasized that population growth, urbanization, and rising purchasing power are making provincial cities attractive for commercial real estate investment.

Why Korat and Nakhon Ratchasima?

Korat has long been known as the "gateway to Isaan" — the largest transportation, educational, and economic hub in the region. With numerous government offices, universities, and business centers, there is strong and stable demand for modern retail spaces.

Nakhon Ratchasima, often synonymous with Korat (the same city), is rapidly developing as a center for tourism, logistics, and residential development. The new malls will target mid-range and upper-mid segments, offering locals and tourists access to brands, entertainment, and high-standard services.

Other Commercial Projects in the Pipeline

Anan Asavabhokin also revealed that the company has developed several additional commercial projects, including mixed-use complexes (residential + offices + retail) and local lifestyle malls. However, their implementation will depend on Thailand’s macroeconomic conditions: GDP growth, inflation, financing costs, and consumer activity.

"We see great potential in regional markets," he said. "But expansion must be balanced and sustainable, especially amid global market volatility."

A Trend Toward Retail Decentralization

Developing malls outside Bangkok is part of a broader trend. More developers and retailers (including Central, The Mall Group, and CPN) are investing in provinces like Chiang Mai, Hua Hin, Udon Thani, and Hat Yai. This reflects changing lifestyles — people no longer travel to the capital for shopping, preferring the convenience of local centers.

Additionally, the growing number of digital nomads and expats in provincial areas is driving demand for quality infrastructure — from cafes to fitness centers and kids’ zones.

What This Means for Investors

Commercial real estate in the provinces is becoming increasingly attractive. Rental yields from new malls can reach 6–8% with lower competition than in Bangkok. However, success depends on precise location selection, strong partnerships, and alignment with local needs.

With these new projects, Land and Houses Plc confirms: the future of Thai real estate lies not only in the capital, but also in growing provincial hubs.
