In 2025, renting property in Thailand remains one of the most stable ways to invest and earn passive income. However, the market has changed drastically: instead of mass tourism, we now have Long-Term Residents (LTR); instead of low prices, we have realistic ROI of 5–7%; and instead of simplified taxes, we have a new progressive tax system.
According to the Real Estate Information Center (REIC), average rental yield is 6.1% annually. Best returns are in Bangkok, Pattaya, Chiang Mai, and Phuket.
How Much Can You Earn?
Annual income depends on type and location:
- Studio (25–35 m²): 12,000 – 22,000 THB/month → yield 5.5–6%;
- One-bedroom (35–50 m²): 18,000 – 35,000 THB/month → yield 5.8–6.3%;
- Two-bedroom (50–75 m²): 28,000 – 55,000 THB/month → yield 6–7%;
- Penthouse / premium: 70,000 – 150,000+ THB/month → yield up to 7.5%.
Higher yields in city centers, beachfront, and ESG-certified complexes.
Who Is Renting in 2025?
Tenant demographics:
- LTR residents: 48% (10-year visa);
- Digital nomads: 22%;
- Families from China, India, Singapore: 18%;
- Tourists (up to 3 months): 12%.
Most seek fully furnished apartments with Wi-Fi, balcony, and pool access.
What Taxes Must Be Paid?
Since 2024, a new personal income tax system applies to rental income:
| Annual Income (THB) | Tax Rate (%) | Notes |
|---|---|---|
| Up to 150,000 | 0% | Standard tax deduction |
| 150,001 – 500,000 | 10% | On income above 150k |
| 500,001 – 1,000,000 | 20% | On income above 500k |
| Over 1,000,000 | 30% | On income above 1M THB |
Note: Since 2024, you can no longer automatically deduct 30% as expenses. Only actual documented expenses are allowed:
- Mortgage interest;
- Repairs and maintenance;
- Property management fees;
- Building insurance;
- Utilities (if paid by owner).
All expenses must be supported by receipts.
Can You Legally Reduce Tax?
Yes, but only through:
- Setting up a Thai company (Co., Ltd.): corporate tax 20%, allows more expense deductions;
- Using a Thai nominee: high legal risk — not recommended;
- Property management: part of income deducted as management fee.
Illegal schemes (e.g., 'off-the-books' contracts) may result in fines up to 200% of income.
Outlook 2025–2030
Expected:
- Growth of LTR population to 500,000 nationwide;
- Development of smart condos with automated rental management;
- Launch of blockchain-based digital leases;
- Global recognition of Pattaya as a long-term living hub.
"The rental market has matured," said REIC Director Somchai Phukkhanphan. "Returns are stable, taxes are transparent, and demand is global."
