According to the Digital Economy Promotion Agency (DEPA), technologies like VR tours, AI matching, e-Chanote, and escrow accounts have made the process transparent, secure, and accessible from anywhere in the world.
Step 1: Property Selection
- AI filter: system analyzes budget, area, schools, transport and suggests matches;
- Smart Alerts: notifications about new projects, price drops, or promotions;
- Database: access to a catalog of 12,000+ properties in Pattaya, Bangkok, Phuket, U-Tapao.
Step 2: Virtual Viewing
- VR Tour: 360° real-time apartment viewing with a manager;
- Metaverse Showroom: virtual showroom in Meta Horizon Worlds for joint viewings;
- Drone video: neighborhood, infrastructure, proximity to schools and sea.
Step 3: Legal Verification
- e-Chanote: digital title, verifiable online via dol.go.th;
- Due diligence: checks on foreign quota, AML/CTF, transaction history;
- Escrow account: payment only after legal clearance.
Step 4: Closing the Deal
- Online registration: ownership transfer via Land Department system;
- Biometric verification: document signing via video ID confirmation;
- e-Chanote in personal account: ownership certificate issued the same day.
