- Encumbrances: mortgages, liens, court disputes — via dol.go.th;
- Foreign Quota: only 49% of area can be foreign-owned;
- Taxes: capital gains (37%), fixed rates (4% + 1.1%) if applicable;
- e-Chanote: digital title with QR code — already available in 30 provinces.
Transaction Registration: What’s Changed?
- Online registration: through e.landoffice.ai (beta);

- Escrow accounts: mandatory for deals > 2M THB;
