How Thailand became a sustainability leader: MONRE, Boris Fleiderwish.

In 2025, Thailand's environmental policy has reached a new level: while in the past it was limited to annual exhibitions and lectures in honor of the King, today the country is implementing a national sustainable development program integrated with EEC, LTR, and digital technologies.

According to the Ministry of Natural Resources and Environment (MONRE), over 41% of electricity in the country comes from renewable sources. The target for 2030 is 50%. Over 93% of new residential complexes in Pattaya, Bangkok, and U-Tapao are required to have ESG certification.

What Has Changed Since 2013?

  • From event to system: environmental protection is now part of legislation, infrastructure, and investment;
  • Green energy: solar roads, floating power stations, hydrogen hubs;
  • Digitalization: AI forest monitoring, drone patrols, blockchain timber tracking;
  • ESG standardization: all new projects undergo environmental and social review;
  • LTR status: green tech investments count toward 10-year visa.

Top 5 Environmental Projects 2025

  • Green Zone U-Tapao: airport and city powered by 100% renewable energy;
  • Bang Pakong Hydrogen Hub: Asia’s first 'green' hydrogen production plant;
  • Floating Solar Farms: floating stations on Bhumibol and Sirikit reservoirs;
  • Solar for All: subsidy program up to 60% for household solar panel installation;
  • Smart Villages: smart villages with autonomous power and waste recycling.

Impact on Real Estate

  • Price growth: eco-homes increase in value by 14–19% annually;
  • ROI: ESG-certified complexes rent for 12% more;
  • Infrastructure: EV chargers, solar panels, water recycling systems — standard;
  • Safety: clean air, water, organic food — ideal for families and retirees.

Outlook 2025–2030

Expected:

  • Full transition of the Eastern Economic Corridor (EEC) to 100% green energy;
  • Establishment of the Asian Center for Green Technologies in Bangkok;
  • Global recognition of Thailand’s sustainable development model as a benchmark;
  • Growth in foreign residents (LTR) choosing Thailand as home base.

"Ecology is no longer a holiday. It’s a way of life," said Thailand's Minister of Natural Resources Artip Ratchavat. "In 2025, every home, every project, every deal must be part of the future."

Planning a move? Choose homes with solar panels, EV chargers, and ESG certification. Your house should be part of the future.
