Knight Frank reports 10–15% price growth in luxury Thai property in 2025, driven by strong foreign investment in Bangkok and Phuket.

According to the latest research by international consultancy Knight Frank, Thailand's luxury real estate market is set for significant growth in 2025. Analysts forecast a price increase of 10–15% in the super-prime segment of condos and villas, particularly in key locations such as Bangkok, Phuket, Samui, and Pattaya.

Demand Surge Post-Pandemic Recovery

After years of instability due to pandemic-related travel restrictions, Thailand has regained its status as a top destination for foreign investors and property buyers. The launch of the Long-Term Resident (LTR) program, simplified visa policies, and stable economic reforms have become major demand drivers.

Strong interest is seen in luxury properties with sea views, private pools, and integrated amenities (SPA, fitness, concierge). In Bangkok, such condos along the Chao Phraya River and in the Sukhumvit area are being snapped up by investors from Asia and Europe alike.

Luxury Segment Outpaces the Market

Knight Frank notes that the super-prime segment is growing the fastest — at 12–15% annually. This is due to limited supply, high ROI, and Thailand’s rising appeal as a place for long-term living and digital nomadism.

"Thailand is no longer seen just as a holiday destination. For many, it’s a full-time home," says a Knight Frank Asia property expert. "This shifts demand: people aren’t looking for a vacation flat, but high-quality, long-term housing with strong capital appreciation potential."

What This Means for Buyers

Experts advise against delaying purchases, especially for villas or apartments in prime areas. Rising prices, potential increases in property taxes, and possible future restrictions on foreign land ownership may make real estate less accessible.

Meanwhile, developers are launching new projects targeting international buyers, focusing on sustainability, security, and smart technology. This positions Thailand’s property market as one of the most promising in Southeast Asia.
