In 2014–2015, Thai developer Panalee Development Co., Ltd. announced a new housing project — Panalee Banna, a single-story residential community near Pattaya. Marketed as mid-range housing, it featured plots of 320 and 620 m², optional private pools, and modern finishes. The first phase was expected to be completed in 9 months, the second in 18 months.
What Was Promised?
According to marketing materials on real estate platforms (DDProperty, FazWaz, PropertyScout), the project included:
- Single-story homes (120–180 m²)
- Plots of 320 and 620 m²
- Option to order a custom swimming pool
- Prices from 3.85 million to 5.7 million THB (~$106,000–157,000)
- Infrastructure: security, playgrounds, green zones
- Convenient location — 10 km from central Pattaya
The project was positioned as a more affordable alternative to luxury villas, similar to the developer’s earlier projects: View Talay Marina Villas and Panalee 1.
Was the Project Built?
No. As of March 2025, the Panalee Banna project was never constructed. There is no official registration in the Department of Lands (DLD), Department of Business Development (DBD), or Chonburi land registry.
Panalee Development has not updated its operations since 2017. According to DBD, its status is "active but non-reporting", indicating suspended activity.
About the Developer
Panalee is a Pattaya-based developer active in the 2000s–2010s. Completed projects include:
- Viewtalay Condo Marina 8 — seaside condominium
- Dor-Shada Resort By The Sea — hotel in Naklua
- View Talay Marina Villas — luxury villas
- Panalee 1 — single-family home community
The last confirmed project, Panalee 1, was completed in 2012.
Why Wasn’t It Built?
No official reason, but industry experts suggest:
- Permitting challenges in 2015
- Declining demand for mid-range housing
- Financial difficulties
- Shift in developer priorities
