Thailand is officially introducing a new long-term tourist visa, effective from February 1, 2025. The announcement was made by the Ministry of Tourism and Sports. The measure will take effect 60 days after publication in the Royal Gazette — as predicted by Bangkok Post.

Visa Conditions

  • Validity: up to 180 days (6 months) from entry;
  • Extension: possible for 30 days at immigration offices (with health insurance and proof of funds);
  • Fee: 5,000 THB (~140 USD) — single-entry;
  • Where to apply: Thai consulates, online via e-Visa (45 countries), at airports upon arrival (with pre-registration).

The visa is designed for tourists, digital nomads, retirees, and those spending extended winter holidays in Thailand.

Objectives of the New Visa

According to Tourism Minister Sudawan Tangchitchotchagul, the goal is to increase average tourist stay duration and attract higher-spending visitors.

"This is crucial for the economy. Long-stay tourists spend 2.5 times more than those staying 7–10 days," she said at a press conference on December 15, 2024.

Mr. Chariya Wanagarnnont, President of the Association of Thai Travel Agents (ATTA), agreed: "This will simplify life for frequent border crossers — businesspeople, expats, and property owners."

He added: "It's a good start, though six months isn't enough for some. We hope the duration will extend to 12 months in the future."

Context: Tourism Growth in 2024

According to the Tourism Authority of Thailand (TAT), Thailand welcomed 28.7 million foreign tourists in the first 10 months of 2024 — 32.4% more than in the same period of 2023.

Tourism revenue reached $31.8 billion, up 31% year-on-year. Top markets: China, India, Russia, South Korea, and CIS countries.

Impact on Real Estate Market

The new visa will make Thailand more attractive to:

  • Digital nomads — stay in Pattaya, Phuket, or Chiang Mai up to 6 months without leaving;
  • Investors — easier to manage rentals and find buyers;
  • Retirees — alternative to the O-A retirement visa.

By 2026, long-stay tourists are expected to grow by 40%, boosting demand for property rentals and sales.

What Is Not Allowed on a Tourist Visa?

Despite the long validity, the visa does not permit:

  • Legal employment (requires work or business visa);
  • Direct application for permanent residency or citizenship;
  • Opening bank accounts at some banks (requires Non-Immigrant B or EA visa).

Specialized visas remain available: Non-B, O-A, O-X (Thailand Elite).
